What is an EICR?
An EICR involves inspecting and testing the fixed electrical installation within a property.
This can include:
- Consumer units and distribution boards
- Wiring and electrical circuits
- Sockets and switches
- Lighting circuits and accessories
- Earthing and bonding
- RCD protection
- Fixed electrical equipment
- Visible signs of damage, deterioration or unsafe alterations
The inspection is carried out against the requirements of the current applicable edition of BS 7671 – Requirements for Electrical Installations, taking into account the condition and characteristics of the installation at the time of inspection.
The findings are recorded in an Electrical Installation Condition Report, including any observations, recommendations and relevant test results.




Why have an EICR?
Electrical installations deteriorate over time and may also have been altered, extended or repaired since they were originally installed.
An EICR can help identify:
- Potential electric shock hazards
- Potential fire risks
- Damaged or deteriorated electrical equipment
- Defective wiring or accessories
- Problems with earthing or bonding
- Inadequate or missing protective measures
- Poor or potentially unsafe alterations
- Areas where further investigation may be required
An EICR gives you a documented assessment of the condition of the electrical installation at the time it is inspected and tested.
Understanding EICR codes
EICR observations are given classification codes to indicate the significance of the issue identified.
C1
Danger present
A C1 observation means that danger is present and there is a risk of injury. Appropriate action is required.
C2
Potentially dangerous
A C2 observation indicates a potentially dangerous condition where remedial work is required.
C3
Improvement recommended
A C3 observation means that improvement is recommended, but remedial work is not required for the installation to be considered satisfactory.
FI
Further investigation required
An FI observation means that further investigation is required without delay.
